Goodluck Hope, London

Goodluck Hope is a riverside development on the Thames, just opposite the O2 arena. The development comprises 841no. apartments and townhouses along with 25,000sq ft of commercial, education and amenity spaces including a swimming pool, sauna, gym and cinema. Consisting of 16 separate buildings, 19 townhouses and heights ranging from 3 to 30 storey we were appointed to complete the design and to deliver the project.

The buildings are designed as a mix of traditional construction comprising concrete frames, lightweight infill and masonry facing, and prefabricated construction using pre-cast concrete sandwich panels with a facing brick outer leaf. This mix of construction techniques facilitates a phased handover strategy and site logistics.

The prefabricated panels consist of an internal concrete leaf, insulated core and outer brick leaf; these are designed as part of an overall system which includes prefabricated party walls, floor slabs, stair and lift cores, and risers and smoke shafts. These are typically assembled on an in-situ ground or first floor slab and offer significant programme savings.

A high degree of ‘front end’ coordination was required due to the use of prefabrication techniques, this entailed close collaborative working with other consultants and the contractor’s design managers.  On the traditionally constructed buildings works packages were procured individually requiring a tight timescale to be adhered to for production information.

To achieve the high quality external finish, reflective of the heritage of the area, a large number of bespoke details were required. A key feature of the scheme is the lookout platform on the uppermost level of the 30 storey tower. This required significant attention to detail and presented challenges for access and maintenance; detailed in steel by our in-house façade consultant this feature consists of a cantilevered platform allowing all round views to the city, a glazed internal common room and rooftop plant enclosure. Particular attention was paid to the interface with the prefabricated elements below with thermal modelling undertaken in-house to mitigate cold bridging and heat loss.

Internally the units are finished to a high standard across the various tenures. This required a high degree of coordination and the production of a substantial number of room layouts, wall elevations and reflected ceiling plans.

The project delivery was informed by an internal delivery programme, regularly monitored and reviewed against project resourcing.

Five of the sixteen blocks have been handed over by March 2021 since our involvement commenced in November 2019.
